The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Tennessee Real Estate Appraiser Commission (TREAC) to obtain and maintain an appraisal license. The information provided below can be found on the Commission's website. However, we recommend you contact the Real Estate Commission for more detailed information about the requirements for obtaining a Real Estate Appraiser license.
 
Real Estate Appraiser State Requirements

Registered Trainee Appraiser:

  Successfully complete 75 hours of Board-approved courses covering the topics required by the Division in subjects related to real estate appraisal. This must include 15 hours of the Uniform Standards of Professional Appraisal Practice (USPAP).
  Submit a completed application, certificates of completion, $125.00 application fee. There is no experience requirement for Trainee Appraisers however you must be affiliated with a certified appraiser for a minimum of two years to obtain experience for advancing classification. You must keep track of experience on the required log.

Licensed Residential Appraiser:

  Successfully complete 150 hours of Board-approved courses covering the topics required by the TREAC in subjects related to real estate appraisal. This must include 15 hours of the Uniform Standards of Professional Appraisal Practice (USPAP).
  Must meet experience requirements of a minimum of 2,000 hours in 24 months. Proof must be submitted on the Appraisal Experience Log.
  Submit a completed application, $125.00 application fee, experience logs and evidence of completion of required education. Once the application is approved you may take your state exam.
  You will receive from the Commission upon approval a letter of approval, candidate handbook and fee card. Schedule your exam appointment with PSI and pay 85$ fee. Pass the state examination with at least a 75%.
  Submit $400.00 license fee and score sheet to receive license.

Certified Residential Appraiser:

  Successfully complete 200 hours of Board-approved courses covering the topics required by the TREAC in subjects related to real estate appraisal. This must include 15 hours of the Uniform Standards of Professional Appraisal Practice (USPAP).
  Must have an Associates Degree or higher or provide transcripts for equivalent education in lieu of degree.
  Must meet experience requirements of a minimum of 2,500 hours in 24 months. Proof must be submitted on the Appraisal Experience Log.
  Submit a completed application, $125.00 application fee, experience logs and evidence of completion of required education. Once the application is approved you may take your state exam.
  You will receive from the Commission upon approval a letter of approval, candidate handbook and fee card. Schedule your exam appointment with PSI and pay 85$ fee. Pass the state examination with at least a 75%.
  Submit $400.00 license fee and score sheet to receive license.
Certified General Appraiser:
  Successfully complete 300 hours of Board-approved courses covering the topics required by the TREAC in subjects related to real estate appraisal. This must include 15 hours of the Uniform Standards of Professional Appraisal Practice (USPAP).
  Must have a Bachelors Degree or higher or provide transcripts for equivalent education in lieu of degree.
  Must meet experience requirements of a minimum of 3,000 hours in 30 months. 1500 hours must be of non-residential appraisals. Proof must be submitted on the Appraisal Experience Log.
  Submit a completed application, $125.00 application fee, experience logs and evidence of completion of required education. Once the application is approved you may take your state exam.
  You will receive from the Commission upon approval a letter of approval, candidate handbook and fee card. Schedule your exam appointment with PSI and pay 80$ fee. Pass the state examination with at least a 75%.
Submit $400.00 license fee and score sheet to receive license.

Continuing Education Requirements
 
  Every appraiser must complete 28 hours of CE every 2 year renewal period. Renewal application may be found at Renewal Forms or you can renew online. The renewal fee for trainees is $125 and $400 for licensed and certified appraisers.
