  Tennessee State Requirements for Home Inspectors Printer Friendly Version
 
The information contained below is designed to provide a summary of the minimum education, experience and examination requirements established by the Home Inspector Licensing Program. For more detailed information, please contact the Division. Graduation of AREA’s course is recognized for a free 1 year membership in the National Association of Certified Home Inspectors (NACHI) obtaining full benefits, and discounted membership in the Housing Inspection Foundation (HIF).
 
Home Inspector - Licensed

Licensed Requirements - All applicants for a Tennessee Home Inspector license must:

  Complete 90 hours of required pre-license home inspection education.
  Complete the state examination you may schedule your exam via the internet at PSI Online or by phone at 1-800-733-9267. The amount of the exam is $195.00.
  Submit completed application, copy of school certificates, copy of passing score from state NHIE examination, copy of high school diploma or GED certificate, copy of certificate of insurance showing you are carrying E & O insurance an at least $500,000.00 General Liability Insurance and application fee of $300.00.

License Renewal
 
  Home Inspectors must obtain 32 hours of CE each 2 year renewal period. The cost for renewal is $200.00.

The Tennessee State Code only applies to the inspection of new construction and authorizes such inspections if the inspector is:
  1. A licensed contractor
  2. Certified by the state as a fire prevention officer or building official;
  3. Certified by the Southern Building Code Congress
  4. Certified by the Home Inspectors of Tennessee Association; or
  5. Certified by the American Society of Home Inspectors (ASHI).

The law only applies to inspectors in certain counties in Tennessee.

The below counties are currently exempt from the licensing requirements.
