The Tennessee State Code only applies to the inspection of new construction and authorizes such inspections if the inspector is:
- A licensed contractor
- Certified by the state as a fire prevention officer or building official;
- Certified by the Southern Building Code Congress
- Certified by the Home Inspectors of Tennessee Association; or
- Certified by the American Society of Home Inspectors (ASHI).
The law only applies to inspectors in certain counties in Tennessee.
The below counties are currently exempt from the licensing requirements.
