The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Tennessee Real Estate Commission (TREC) to obtain and maintain a license as a real estate affiliate broker or broker. The information provided below can be found on the Commission's website. However, we recommend you contact the Real Estate Commission for more detailed information about the requirements for obtaining a real estate license.

 
Affiliate Broker - Initial License

Pre-License Requirements - All applicants for a Tennessee Affiliate Brokers license must:

  Complete a 90 hours of real estate education 60 hours must be in real estate principles/fundamentals and 30 hours in new affiliate’s course. The school exam must be passed with at least a 70%.
  Submit Examination Application along with fee of $55. Application may be found in the back of the PSI Candidate Handbook. You may also register via the internet at PSI Online - One stop Solution for Test Takers.  Be sure to arrive early and take with you 2 forms of identification.
  Pass the state exam with at least a 70%.
 

Upon passing the state exam submit application, fee of $100.00 and course completion certificates.

Broker - Initial License
Broker Pre-License Requirements – All applicants for a Tennessee broker's license must:
  Complete a 120 hours of real estate education 30 hours of which must be an Office/Broker Management course. The school exam must be passed with at least a 70%.
  Hold an active license for 36 months or hold and active license fo 24 months if candidate has a baccalaureate degree with a major in real estate.
  Submit Examination Application along with fee of $55. Application may be found in the back of the PSI Candidate Handbook. Once the commission has reviewed your education and experience you will receive a letter of eligibility for examination. It may take up to 4 weeks to receive your letter.
  After receiving eligibility letter you may then make your exam reservation via the internet at PSI Online - One stop Solution for Test Takers, phone or fax.  Be sure to arrive early and take with you 2 forms of identification.
  Pass the state exam with at least a 75%.
  Upon passing the state exam submit application, fee of and course completion certificates.
Broker Post-License Requirements
  Complete 120 additional hours of Commission approved education before the third anniversary of their broker license.

Continuing Education Requirements
  All licensees must complete 16 hours of CE every two year renewal period. The cost for renewal is $80 and this may be done online at Home: Commerce and Insurance Renewals (Business and Professional Licenses) for the State of Tennessee
